HOMES THAT SELL FOR TOP DOLLAR: In April, 34% of all Orange County homes sold above asking price, while another 14% sold at the list price, a strong sign that well-prepared homes are still commanding premium prices in today’s market. The homes attracting the most attention and the strongest offers are the ones that are thoughtfully prepared, properly updated, and strategically priced before ever hitting the market.

ATTENTION BUYERS: Inventory in Orange County rose just 2% over the past couple of weeks, while buyer demand continues to increase, a sign that well-priced homes are still moving quickly. Compared to pre-COVID averages, inventory remains about 45% lower, which means buyers who stay proactive and prepared now may have a better chance to secure a home before competition increases.

ATTENTION SELLERS: Buyer demand has increased by 6% in recent weeks, reaching its highest level since May 2024, and is now 9% higher than this time last year. With buyer activity on the rise, careful attention to the home’s presentation, condition, updates, and upgrades, combined with a strategic pricing approach, can significantly increase buyer interest, generate stronger competition, and ultimately lead to the highest possible sale price.
