ORANGE COUNTY MARKET UPDATE - 64% of Irvine homes currently for sale have been on the market for at least one month, while 41% have surpassed two months. While buyers remain thoughtful due to affordability, this creates an opportunity for well-priced and strategically positioned homes to stand out. With more competition among sellers, homes that are priced right and presented well are in the best position to attract attention and secure an offer.
ATTENTION BUYERS - Active listing inventory has increased by 323 homes in the past two weeks, up 7%, the highest level since last July. With more homes to choose from and demand softening, buyers may have more negotiating power and less competition, making this a good time to explore the market and find the right home before inventory potentially peaks later this year.
ATTENTION SELLERS - Demand fell 6% over the past 2 weeks, the lowest mid-July reading since 2004. With mortgage rates currently at 6.67%, buyers are becoming more cautious, making strategic pricing, strong presentation, and proper positioning more important than ever for sellers looking to attract serious buyers and avoid sitting on the market.
