IRVINE HOUSING SHIFT: MOVING TOWARDS A BALANCED MARKET! Orange County inventory is up 61% year-over-year—the highest supply since June 2020. While buyer demand remains steady, the market is becoming more balanced. Buyers have more options, and well-priced homes are still attracting strong interest. The direction of rates in the coming months will help shape whether activity picks up or continues at this measured pace.

 
ATTENTION BUYERS: MORE CHOICES, MORE LEVERAGE! Inventory is up 5% in just the past two weeks and 61% higher than this time last year, giving buyers the most options since June 2020. With more homes on the market and steady demand, now is a smart time to explore—there’s more room to negotiate and less competition.

ATTENTION SELLERS: BUYER ACTIVITY IS PICKING UP! Pending sales just increased for the first time in weeks, up 1%, and mortgage applications have been higher than last year for 18 straight weeks. With interest rates holding steady and buyer focus shifting back to housing, now is a smart time to list before competition increases.

The market has been cooling over time and prices have recently flattened. Despite the consistent decrease in Market Action Index (MAI), we’re in a Seller’s Market (where significant demand leaves little inventory available). If the MAI begins to climb, prices will likely follow suit. If the MAI drops consistently or falls into the Buyer’s zone, watch for downward pressure on prices.
